Notarial records (actas notariales) are public documents in which the notary records facts they witness or statements made before them, giving them public authenticity and evidential value.

Types of notarial records

Records of presence (actas de presencia)

The notary goes to a specific place to record what they witness: the condition of a property, the proceedings of a meeting, etc.

Records of statements (actas de manifestaciones)

The notary takes down a person's verbal statements, providing an authentic record of what was said.

Records of notification and formal demand (actas de notificación y requerimiento)

The notary communicates a decision, intention or claim to a person, recording its delivery and any reply.

Deposit records (actas de depósito)

Documents, objects or money are deposited at the notary's office in notarial safekeeping.

Exhibition records (actas de exhibición)

A document or object is shown to the notary so that they can record its existence and content.

Records of website content (actas de constatación de contenidos web)

The notary accesses a website and records the content visible at that moment, which is useful as evidence in court proceedings.
